What Is Asbestos and Why Is It Dangerous? A BC Homeowner's Guide

If you own a home in British Columbia especially one built before 1990 understanding asbestos is not optional. It is one of the most important things you can know as a homeowner, including knowing when to call qualified asbestos removal contractors. Asbestos is still present in hundreds of thousands of BC homes, and every year, people are harmed not because they ignored an obvious warning sign, but because they simply did not know what they were dealing with.

This guide answers the most common questions BC homeowners ask about asbestos: what it is, where it hides, what it looks like, why it is dangerous, and what you should do if you think it might be in your home.
What Is Asbestos?
Asbestos is not a single material it is a group of six naturally occurring silicate minerals made up of long, thin fibrous crystals. These minerals were prized throughout the 20th century for properties that seemed remarkable at the time: exceptional heat resistance, tensile strength, electrical insulation, and low cost.
From roughly the 1940s through the late 1980s, asbestos was mixed into an enormous range of construction products. It was considered so useful that it appeared in everything from roof shingles and floor tiles to pipe insulation, ceiling texture, drywall compound, and even household appliances.
In Canada, asbestos was effectively phased out of most building materials by the early 1990s and was formally banned in almost all products in 2018. But the ban did nothing to remove the asbestos already installed in millions of Canadian buildings including a very large number of homes and commercial properties right here in BC.
Why Is Asbestos Dangerous?
Asbestos is dangerous because of what happens when it is disturbed.
When asbestos-containing materials (ACMs) are intact and undisturbed sealed behind a wall, sitting quietly under a floor, or firmly embedded in a ceiling the fibres are generally not being released into the air and do not pose an immediate risk to occupants.
The danger begins when those materials are broken, cut, drilled, sanded, scraped, or demolished. At that point, microscopic asbestos fibres are released into the air. These fibres are so small they are invisible to the naked eye. They float, they travel, and they are easily inhaled.
Once inside the lungs, asbestos fibres cannot be expelled or broken down by the body. They remain permanently embedded in lung tissue. Over years and decades often 20 to 40 years after exposure this causes serious, life-threatening disease:
Diseases Caused by Asbestos Exposure
Mesothelioma An aggressive cancer of the lining of the lungs, abdomen, or heart. Mesothelioma is almost exclusively caused by asbestos exposure. It has a very poor prognosis and no known cure.
Asbestosis Chronic, progressive scarring of lung tissue caused by accumulated asbestos fibres. Asbestosis causes increasing breathlessness and reduces quality of life permanently. It is not curable.
Lung Cancer Asbestos exposure significantly increases lung cancer risk. The combination of asbestos exposure and smoking multiplies this risk dramatically smokers who have been exposed to asbestos are many times more likely to develop lung cancer than non-smokers with no exposure.
Pleural Disease Thickening, scarring, or fluid build-up around the lung lining (pleura) caused by asbestos fibre accumulation. This can restrict breathing and cause chronic pain.
The Scale of the Problem in BC
Asbestos-related disease is currently the leading cause of workplace death in British Columbia, responsible for approximately one-third of all occupational fatalities in the province. Over the past decade, WorkSafeBC has accepted more than 500 claims for workers killed by asbestos-related occupational disease.
Critically, many of these deaths result from exposures that happened years or decades ago often during routine renovation work in homes and buildings that contained asbestos. This is not a problem from the past. It is happening now, driven by ongoing construction and renovation activity across BC.
What Does Asbestos Look Like in a House?
This is one of the most important things to understand: you cannot identify asbestos by looking at it.
Asbestos fibres are microscopic. They have no colour, no smell, and no visible texture. A popcorn ceiling that contains asbestos looks identical to one that does not. Vinyl floor tiles with asbestos look the same as those without. Pipe insulation with asbestos wrapping is visually indistinguishable from non-asbestos insulation.
The only reliable way to determine whether a material contains asbestos is laboratory testing a process where a small sample of the suspected material is collected by a qualified professional and sent to an accredited lab for analysis.
With that said, knowing where asbestos was commonly used helps you identify which materials in your home should be tested before any disturbance.
Where Is Asbestos Found in BC Homes?
In British Columbia, asbestos was commonly used in the following building materials and locations:
Ceilings
Popcorn (stipple) ceilings the single most common source of asbestos in Metro Vancouver homes, particularly those built between 1960 and 1985
Textured ceiling paint and spray-applied ceiling compounds
Acoustic ceiling tiles in commercial, institutional, and strata buildings
Walls and Interior Finishes
Drywall joint compound and patching plaster extremely common in homes built through the 1970s
Blown-in and batt insulation in wall cavities of older homes
Textured wall paint
Attics and Insulation
Vermiculite attic insulation: a grey, pebble-like material used widely before 1990. A large proportion of vermiculite used in Canada came from a mine in Libby, Montana that was heavily contaminated with asbestos. If you have vermiculite insulation, assume it contains asbestos until proven otherwise.
Floors
9×9 inch vinyl floor tiles — a strong indicator of asbestos content, particularly the black and off-white varieties
Vinyl sheet flooring and its backing material
Black mastic adhesive — the glue used to install floor tiles, frequently asbestos-containing
Basements and Mechanical Rooms
Pipe and duct insulation — grey or white wrapping around older furnace ducts and hot water pipes
Boiler and furnace insulation
Corrugated insulating boards around heating equipment
Exterior
Asbestos cement siding panels (also called transite) flat, corrugated, or textured panels used on exterior walls and soffits
Asbestos-containing roofing shingles
Stucco exterior coatings on older homes
Is Asbestos Dangerous to Live With?
This is a question that deserves a careful, honest answer.
If the asbestos-containing materials in your home are in good condition and completely undisturbed, the immediate health risk is considered low. Fibres are not being released into your air if the material containing them is sealed, intact, and left alone.
However, "living with" asbestos becomes genuinely dangerous the moment those materials are disturbed — even in seemingly minor ways. Common everyday activities that can disturb ACMs include:
Drilling into walls or ceilings to hang fixtures
Sanding floors, walls, or ceilings
Replacing damaged ceiling tiles
Pulling up old floor tiles
Any renovation work whatsoever in rooms with potential ACMs
Additionally, asbestos materials in poor condition crumbling, flaking, water-damaged, or friable (easily crumbled) can release fibres even without direct disturbance. If you have deteriorating materials in your home that you suspect may contain asbestos, they should be assessed by a professional promptly.
The practical answer for most BC homeowners is this: if your home was built before 1990, you should have a professional asbestos survey completed before any renovation, sale, or demolition work not after, and not "maybe later."
What Should You Do If You Think You Have Asbestos?
The most important rule: do not disturb it.
If you discover or suspect a material in your home may contain asbestos a crumbling ceiling, old floor tiles you are about to pull up, grey pipe wrapping in the basement stop what you are doing and keep others away from the area.
Then follow these steps:
Step 1 — Do not touch, scrape, drill, sand, or disturb the material. Even well-meaning attempts to "check" whether something is asbestos by crumbling a piece of it is dangerous. Leave it alone.

Can I test for asbestos myself?
DIY asbestos test kits exist but are not recommended. Collecting a sample incorrectly can itself release harmful fibres. In BC, asbestos surveys for renovation or demolition projects must be conducted by a qualified person as defined under WorkSafeBC regulations.
How old does a house have to be to have asbestos?
